Lower payment, or cash out
Lower my payment
Rate-and-termA new loan pays off the one you have, with a different rate, term, or both. No cash comes out. People do this to lower the payment, shorten the loan, or get out of an adjustable-rate loan.
Take cash out
Cash-outA new, larger loan pays off the one you have, and the difference comes to you in cash. People use it for remodeling, paying off other debt, or a big expense. You are borrowing against your home, so we make sure the numbers work for you first.
VA, FHA and conventional, explained
VA
VA streamline (IRRRL). If your loan today is a VA loan, the Interest Rate Reduction Refinance Loan is built to move you into a better VA loan with less paperwork.
VA cash-out. Eligible veterans can take cash out through a VA loan, and can use it to move a non-VA loan into a VA loan.
FHA
FHA streamline. If your loan today is FHA, a streamline refinance cuts down the paperwork compared with a full refinance.
FHA cash-out. FHA has its own cash-out option with more forgiving credit rules. It carries FHA mortgage insurance, so we compare it side by side with conventional.
Conventional
Rate-and-term. The standard refinance for a loan that follows Fannie Mae and Freddie Mac rules.
Cash-out. Turns part of your equity into cash. It can also move you out of an FHA loan and its mortgage insurance, if your equity allows it.
